Need a professional lease without full management services? We offer legally compliant lease preparation that includes all standard real estate provisions, such as Lead-Based Paint and Bed Bug Addendums, and can be customized with your specific rules and regulations—giving you peace of mind and a solid legal foundation for your rental.  Flat fee is $350 per lease
 
Property Inspections
Regular inspections to maintain property condition — $200 per inspection
 
Full-Service Management
Complete property management solution — Flat Fee $150 per unit/per month

Landlord Tenant Services

 Eviction Diversion Filing (Online Only)
We will file the required Eviction Diversion paperwork online on your behalf, helping you stay compliant with local regulations—Flat Fee: $65.00

Eviction Filing (Post-Diversion Period)
Filed after the required Diversion period has ended, this service ensures all proper documentation and legal filings are completed in accordance with Philadelphia eviction procedures — Base Fee: $350 + applicable City of Philadelphia filing fees.
 
Tenant Communication & Mediation
We handle tenant communication and attend mediation calls on behalf of the owner, ensuring professional dispute resolution — Flat Rate: $150
 
Court Representation
Professional representation at landlord-tenant hearings — $500 1st appearance, $100 per continuance
 
Full Eviction Management
We manage the complete eviction process in full compliance with Philadelphia law. This bundled service includes all landlord-tenant related services—mediation, communication, diversion filing, court appearances, and possession follow-through—for a flat fee of $1,650 including City of Philadelphia court filing fees.

Kitchen + 1 Full Bathroom – $500
Kitchen + 1 Full & 1 Half Bathroom – $650
Kitchen + 2 Full Bathrooms – $750
 
Whole Floor Packages
First Floor Only (Living Room, Dining Room, Kitchen) – $1,000
Second Floor (Up to 3 Bedrooms + 1.5 Bathrooms) – $1,250 (including 1st floor) 
 
Full Home Package
Third Floor (4+ Bedrooms) Includes all main living areas, 2 full bathrooms, and one half bath.
Flat Fee: $1,850

 
Terms & Payment Structure
A 50% deposit is due prior to staging installation.
The remaining balance is paid at closing for listed properties.
For rental units or non-sale listings, balance is due within 30 days of staging date.
 
What If My Property Doesn’t Sell or I Cancel the Listing?
If the property does not sell or the listing is canceled within 60 days of staging:

We will remove all staging materials at no additional charge.
The deposit is non-refundable, but no further payments will be required.
You may opt to extend the staging period for an additional monthly fee of $200/month, billed in advance.
